Our Story

Shanker Vittal came into being in 1929 as a public conveyance and bus service in Coastal Karnataka — long before the start of government-run public transport. The company expanded rapidly for over half a century, with over 800 buses plying the roads at its peak.

In 1985, with the decline of the organised bus transport industry, Shanker Vittal pivoted into developing its real estate holdings. In the decades since, the company has developed over one million square feet of prime real estate in Mangalore and Udupi.

Our flagship development is the 200,000 square foot Shanker Vittal HQ — a Lifestyle Community Hub in the heart of Mangalore. Shanker Vittal has also ventured into the boutique hospitality space with The Avatar Hotel — an urban lifestyle hotel with boutique rooms, studios and suites, music and nightlife, gastronomy and mixology, featuring locally inspired interiors.

Going forward, the company will continue to develop boutique urban community products and boutique upscale and sustainable resorts at isolated natural locations along the west coast of Karnataka. A company that once moved people from place to place, pledges to keep moving them — albeit spiritually, in our new Avatar.

Our Vision
To set an admirable example of sustainable development in all aspects — from architecture to finance and from process to people.
Our Mission
To develop curated leisure and lifestyle destinations; and to engage local communities in creating a sustainable future.

Karnataka’s Coastal Belt Discovers Its Identity

2020 brought me back to Mangalore — my hometown — after 10 long years. When I left in 2010, it felt like the city did not have a clear, well-developed identity. A pitched battle was unfolding — the old & conservative against the young & restless. The two sides were tearing into each other, as…
